I’m actually a loan officer in the US. A 15yr with low cost or no cost depending on his credit will be roughly 2.85 or 2.99. It sounds like he has some equity. As long as your prepaid and fees don’t go over 80% LTV he won’t have PMI. Good luck with the refi. Let me know if I can help!
Dude… you could hv gotten a 2.9 in April. Refi immediately. Student loans u can always pay off later
I'm finally debt free with my baby on the way in less than 2 weeks. I paid off $65k in 12months. No better timing than before my baby is due for a fresh and secure start.
About to close on a 30 year refi Monday. Went from 3.625% to 2.25% on a $300k house. 2 months no mortgage payment, no money out of pocket and only $3700 in fees which half is going to paying my escrow & home insurance on new loan. Plus I’ll be getting $1k check in the mail for my current escrow. One of the best decisions you can make right now, don’t wait!
It will drop more imo, 3.months ago 30 year was 3.15%, yesterday i quote 2.85%
Just refinanced my house from a 4.75% to 2.85% and went from 30 year to 15 year and my payment only went up by $110

Depend how far in is the payment. If you are half way paid off, you already pay 75% of the interest so no point re finance
